Stone City Capital, LLC announced on Apr. 21 the development of Seamist Commons, a 68-acre mixed-use lifestyle center in Berkeley County designed to serve as a “Live, Work and Play” destination for the Charleston region.
The project is significant as it reflects a growing trend toward open-air retail centers that combine shopping, dining, residential living, and outdoor spaces. These developments are increasingly popular nationwide as consumers seek more social and experiential environments rather than traditional indoor malls.
Seamist Commons will be located on State Road (US-176), approximately 2.75 miles west of Carnes Crossroads/US-17A. The site features about 1,950 feet of roadway frontage and is positioned near rapidly expanding communities such as Nexton, Cane Bay, and Carnes Crossroads. The trade area includes roughly 20,000 nearby homes with daily traffic counts exceeding 25,000 vehicles on Highway 176.

The development will include retail and restaurant space in a village-style layout; professional office opportunities; integrated apartment living with access to community commons; preservation of a 28-acre forest with potential future trailheads; golf-cart accessibility; electric vehicle charging infrastructure; and outparcel opportunities for custom tenants. Phase I—Shoreline Center—is currently pre-leasing with occupancy available beginning in 2025–2026. Phase II Core Commercial is scheduled to break ground in early 2027.
